Project Planning

Assist in preliminary planning to evaluate project time requirements, prepare preliminary project schedule, identify principal milestones, prepare detailed preliminary cost estimate, and confirm project objectives and deliverables.

Assist in the detailed planning to provide elemental cost breakdown by trade or scope, advise on construction methods, building systems and material selection, provide cost analysis of alternative systems, methods, and materials, provide guidance to the architect to ensure that working drawings and specifications develop in the best sequence, evaluate market conditions to obtain the most competitive prices possible, complete detailed quantity take offs and cost estimates to assist in budget creation, and overall estimated project costs, and revise the preliminary project schedule based on acquired knowledge during the detailed planning phase.

Contract Administration

Assist in the preparation of tender documents, select trade contractors to tender, organize pre-bid meetings, provide clarification during bidding period, review tender submissions and negotiate where applicable, assist in preparation of contract documents, ensure bid bonds are provided where required, review insurance policies and WCB certificates, assist in establishing procedures for payments, and ensure receipt of statutory declarations.

Project Management & Site Supervision

Oversee entire project to ensure cost and schedules remain on-track, assist in selection and supervision of all field personnel, manage quality control, site safety, coordination of all work performed, and complete regular site inspections.

Review and update the project budget and schedule, assess the impacts of changes, delays or risks, monitor and report significant variations from the schedule and budget, assess adequacy of subcontractors' labour forces, equipment, material supplies and logistics, prepare status reports and evaluate potential risks, issues, budget and schedule impacts, and review, validate, and authorize proposed change orders.

Safety & Security

Implement and enforce necessary safety regulations, install and maintain safety devices and barriers on site, ensure trade contractors carry necessary insurance.

Completion & Commissioning

Ensuring deficiencies are completed, as-built drawings are obtained and organized, familiarizing Owners on the features of their finalized project, providing successful turn-over to the Owner.
